Document Preparation

Prepare the purchase agreement or listing agreement along with applicable addenda.

Revise the contract and obtain initials if a counter offer is received (revisions will be made only one time).

If accepted, review the contract and ensure it is fully executed by both sides.

Agent must provide all terms and approve in writing before it is sent to the client.
Listing Management
-
Input listing into MLS using previous MLS listing and tax records.

Upload photos, disclosures and any PDF attachments requested by Agent.

Enter showing instructions into Showingtime.
-
Review listing agreement to ensure it is complete and required disclosures are included.
-
Submit all necessary documentation for broker file compliance.
-
Request HOA documents and HOA contact information from Seller, if applicable.

Make changes in MLS throughout the transaction (price changes, open houses, extensions, status changes, new photos, etc.)

Agent to provide executed listing agreement and MLS input sheet, unless Document Preparation services are purchased.
Contract to Close
-
Thoroughly review the contract and ensure it is fully executed with all signatures, initials and dates.

Make sure any applicable addenda, broker specific forms and seller's disclosures are completed and signed.

Send executed documents to your client, agent, title, and mortgage company, if applicable.

Send introductory email with party introductions, detailed transaction timeline, and explanation of TC duties.

Ensure initial deposit is made.

Closely monitor the contract's timeline and ensure deadlines are met (loan commitment, inspection period, escrow due dates, title commitment).

Obtain HOA contact information and docs, if applicable.

​Prepare additional addenda, as needed, with cut and paste verbiage provided by Agent (price reductions, repairs, extensions, etc.).

​Provide outstanding communication and best-in-class service with cooperating agent, title company, and lender for status updates and outstanding items.

Order Home Warranty, as needed, and provide invoice to title company.

Confirm Buyer has completed loan application.

Ensure appraisal has been ordered, scheduled, and follow up on results.

Monitor underwriting process through receipt of Loan Approval, followed by Clear to Close.

Confirm Closing Disclosure is sent & signed per TRID guidelines.

Confirm date/time of final walk through and closing.

Submit all necessary documentation for broker file compliance.

Provide utility transfer information to client.

Thank client. Request review, if link provided by Agent.
Document Preparation - Listing Agreement
Payable via invoice to Agent upon receipt for service via email.

Payable by title company at close of transaction, if applicable.​​​

Cancellation Fee for Contract to Close only
The transaction begins when a transaction is registered with Complete Contracts.
In the event of cancellation, the fee is prorated.
